How it works

Factory-built, set beside your home

As Southern California prefab installers, we take a factory-built unit and set it on a permanent foundation on a property with an existing single-family residence. From there, we handle the required connections, inspections, and finish work needed to make the ADU livable and code-compliant.

Adding a new ADU can also increase overall property value — often by more than the cost of the ADU itself — making it a value-accretive improvement to your property.

A prefab ADU arrives largely complete, helping eliminate weeks of on-site framing, drywall, and other trade work, along with the weather delays and site disruption that often come with traditional construction. Manufactured ADUs are built to the federal HUD Code, while modular ADUs are built to the same state and local codes as site-built homes — so much of the work is completed in a controlled factory environment, which can mean fewer on-site construction steps, fewer inspections, and less disruption to your property.

Assembly Bill AB 68

A landmark California law that banned local minimum lot sizes and cut permit review to a strict 60-day deadline. It forced cities to allow the simultaneous addition of both an ADU and a Junior ADU (JADU) on a single-family property, while eliminating costly replacement-parking requirements.

What to expect

One licensed team, fewer surprises

  • A completely self-contained home with its own private entrance, designated bedroom(s), bathroom(s), and a full kitchen.
  • Less on-site work. Manufactured ADUs are built to the federal HUD Code, modular ADUs to the same codes as site-built homes. Because much of the work is completed in a factory, prefab ADUs typically require fewer on-site construction steps and inspections than stick-built construction.
  • One licensed team handling permitting, site prep, foundation, utilities, set-up, and finish work under California contractor license #999468.
  • Lot guidance up front. We help you understand what your lot can support under California ADU rules. A single-family property may generally allow multiple ADU options if there is enough space and the units meet state floor-plan limits, setbacks, and heights.
  • Funding options explained. We can walk you through common funding options — HELOCs, home equity agreements, construction loans, and refinancing once the project is complete.
