BuiltADU is the company SoCal homeowners and developers call to install manufactured and modular single-family residences.
Start a Project Inquiry →The home itself is built to exacting standards inside a controlled plant, whether manufactured or modular, while our in-house team handles everything needed to turn it into a permanent home on your lot: permitting, site prep, grading, demolition, foundation, utilities, setup and installation, and all interior and exterior construction work after the home is set and secured to its permanent foundation.
Because the factory build can happen at the same time as site work, foundation work, and utility work, a prefab single-family residence can reach completion and move-in significantly faster than a comparable stick-built home. The home also arrives largely completed from the factory, reducing the amount of on-site framing, insulation, drywall, paint, and other trade work typically required in a traditional stick-built project.
Once set on a permanent foundation and recorded through HCD Form 433A, the home becomes real property and can be financed, insured, and resold like any other site-built home in Southern California.
For a single-family residence, the best option usually comes down to story count, design goals, site conditions, and budget.
Single-story homes built to the federal HUD Code. Typically the fastest and most affordable path to a finished home.
Built to the California Building Code — the same standard as a stick-built home — allowing two-story or larger designs while still financing and appraising like site-built construction.
If your lot, views, square-footage goals, or overall design require a second story — and you have additional budget to spend — then a modular home is likely the better fit. We’ll help you determine which path makes the most sense for your lot before you spend a dollar.
