Built ADU

Introduction Video

Getting started with your prefab home

Start here

You don’t need to know the jargon to begin

Most people arrive here knowing roughly what they want and almost nothing about permits, foundations or HUD codes. That’s normal, and it’s our job, not yours.

Watch the short introduction, then read the five phases below so you know what the next year actually looks like. When you’re ready, tell us about your lot — the first conversation costs nothing.

A short introduction to building an ADU in your backyard.

What actually happens

Five phases, start to finish

Prefab comes together faster than stick-built because the factory build runs alongside your site work rather than after it. Permitting is the part that varies most.

  1. 01

    Permitting

We prepare and submit the application, then work your city or county’s queue. This is the longest and least predictable phase, and it is where most of the range in a project timeline comes from.

    25–60 weeks
  2. 02

    Factory build & delivery

Your home is built in a controlled plant while permitting, site prep and utility work carry on in parallel. That overlap is the main reason prefab beats a comparable stick-built schedule.

    6–10 weeks
  3. 03

    Site prep & foundation

Grading, demolition if needed, utility runs and the permanent foundation. Done before the home arrives so set day is a set day, not a surprise.

    2–4 weeks
  4. 04

    Installation & finishes

The home is set, secured and connected, then the interior and exterior finish work is completed on site.

    4–6 weeks
  5. 05

    Final inspections & touch-ups

Sign-off with the local authority, then the walkthrough and any last corrections before you get the keys.

    1–2 weeks

Most projects wrap up in 6–15 months. Where you land depends mostly on your jurisdiction and your site conditions — we give you a schedule specific to both before you commit to anything.

We handle
  • Permits and the paperwork with your city or county
  • Site prep, grading and demolition
  • The permanent foundation
  • Utility connections — water, gas, sewer, electrical
  • Purchasing the home through our dealer licence
  • Delivery, set and finish work
  • Final inspections and HCD Form 433A registration
You decide
  • What the home is for — rental, family, or your own move
  • Floor plan and finishes, from the manufacturers we work with
  • Your budget and how you’re funding it
  • When you want to start

Not sure on any of these? That’s what the first call is for.

Before you commit

Worth reading first

The rules and the financing change often. These are the three that come up in almost every first conversation.
